Chicago’s Biggest Over-Asking Home Sales of 2026
The Chicago housing market continues to show just how competitive the right property can be. In 2026, we’ve seen an increasing trend of bidding wars in various Chicago neighborhoods, and quite a few Chicago single-family homes have sold for hundreds of thousands of dollars above their asking prices, including one that closed for more than $500,000 over list price.
Limited housing inventory in Chicagoland continues to play a major role in these bidding wars locally and statewide. When a well-positioned home hits the market in a desirable neighborhood, buyers may have relatively few comparable options, creating the optimal conditions for multiple offers and aggressive bidding.
We looked at Chicago single-family home sales that closed in 2026 and found 10 standout properties that sold at least $350,000 over their asking price to see where buyers competed most aggressively and what these sales reveal about today’s market.

1. 1025 W Altgeld Street
Asking Price: $1,950,000
Closed Price: $2,483,333
Sold Over Asking: +$533,333
Located in Lincoln Park, this five-bedroom, 3.5-bath single-family home offered multiple levels of living space, including a recreation room and walk-in closet. The property ultimately commanded more than half a million dollars above its $1.95 million asking price. Strong buyer demand in this pocket of Lincoln Park helped drive competitive bidding and pushed the final price significantly higher than expected.

Closed Price: $3,764,000
Sold Over Asking: +$465,000
Located on one of Lincoln Park’s established residential streets, this luxury single-family home entered the market just under $3.3 million. It ultimately closed at $3.764 million, demonstrating the level of competition that can exist even at the upper end of Chicago’s housing market. Limited inventory in this price range contributed to multiple interested buyers competing for the property.

Closed Price: $2,050,000
Sold Over Asking: +$450,000
Situated along Dearborn Parkway in the Gold Coast, this single-family property offered buyers a rare opportunity in one of Chicago’s most established residential neighborhoods. Originally asking $1.6 million, it ultimately crossed the $2 million mark with a $2.05 million closing price. Its location and historic charm made it especially attractive to buyers seeking a prime Gold Coast address.

Closed Price: $3,900,000
Sold Over Asking: +$400,000
This approximately 5,800-square-foot, five-bedroom Lincoln Park home featured a modern open floor plan, abundant natural light and high-end architectural details throughout. It was also the highest-priced transaction on our list, closing at $3.9 million. The combination of size, design, and location helped justify the strong premium over asking price.

Asking Price: $1,325,000
Closed Price: $1,715,883
Sold Over Asking: +$390,883
Located on a residential block in Chicago’s North Side Edgewater neighborhood, this Magnolia Avenue single-family home entered the market at $1.325 million. Its eventual $1.716 million closing price represents a nearly $391,000 increase over asking. Updated finishes and a desirable neighborhood setting helped generate multiple competing offers.

Closed Price: $2,560,000
Sold Over Asking: +$360,000
Built in 2025, this newer-construction home offered approximately 4,200 square feet with four bedrooms, 5.5 bathrooms and additional lower-level bedroom space. The home closed for $2.56 million, approximately 16% above its $2.2 million asking price. Its modern construction and turnkey condition made it especially appealing to buyers seeking move-in-ready luxury in the North Center area.

7. 4451 N Francisco Avenue
Asking Price: $1,100,000
Closed Price: $1,455,000
Sold Over Asking: +$355,000
Located on Francisco Avenue on Chicago’s North Side, this property was one of the lower-priced homes to make the list. A $355,000 premium pushed the final sale price from $1.1 million to $1.455 million. Even at a more accessible price point, strong demand in the Albany Park neighborhood drove significant over-asking activity.

Closed Price: $1,300,000
Sold Over Asking: +$351,000
This one is particularly interesting because it wasn’t a turnkey luxury home. The four-bedroom Lincoln Park property was marketed as needing extensive repairs and as a potential gut-renovation or redevelopment opportunity, yet still sold for $1.3 million, approximately 37% above its $949,000 asking price. Bidders saw a strong upside potential in its location and lot value.

Asking Price: $1,250,000
Closed Price: $1,600,310
Sold Over Asking: +$350,310
Located in Bucktown, this Moffat Street single-family home was listed at $1.25 million before ultimately hitting the $1.6 million mark. The $350,310 difference put it among Chicago’s standout over-asking sales of the year. Its blend of classic Chicago neighborhood appeal and updated interior finishes helped quickly attract multiple competitive offers.

10. 3653 N Bosworth Avenue
Asking Price: $1,750,000
Closed Price: $2,100,000
Sold Over Asking: +$350,000
This four-bedroom, 3.5-bath home offered approximately 3,900 square feet in the Lakeview area. Listed at $1.75 million in early May, it moved quickly and ultimately closed at $2.1 million, exactly 20% above it’s asking price. Its strong pricing performance reflects continued demand for well-located homes in Lakeview’s residential corridors.
What These Sales Tell Us About Chicago’s Market
These sales are exceptional and don’t represent every Chicago home, but they do show the high level of competition that can emerge for the right property in the right neighborhood. A desirable location, limited inventory, the home’s condition, and strategic pricing can all contribute to multiple offers and a final sale price well above asking.
For sellers in Chicago and beyond, the takeaway isn’t simply to price low and expect a bidding war.
